Where we are
Our office is at Unit 31, Metro Centre, Dwight Road, Watford WD18 9SB. Appointments are welcome by arrangement, Monday to Friday. Most clients find a scheduled call easier to fit around contract hours, but if you would rather meet in person, say so and we will book a time.
Being in Watford puts us on the western edge of London, which is convenient for contractors working across Hertfordshire, north-west London, Buckinghamshire and the M25 corridor. It is not, however, a constraint on who we can help.
Why location matters less than you would think
Because a mortgage application is not a local transaction. The lender assesses your income, your credit and the property. None of those require you to be within driving distance of your adviser — and for a contractor, the thing that actually decides the outcome is whether the lender reads your gross day rate or the minimised profit on your tax return.
That is a question of which lender the case is placed with, not geography. A contractor in Aberdeen and one in Bristol face exactly the same problem, and the same solution.
How a remote application works
Four stages, and none of them need a meeting room:
A call. We go through your contract, how you are paid, what you are trying to buy or refinance, and what your timeline looks like. This is where the lender shortlist gets decided, so it matters more than the paperwork.
Documents. Uploaded securely — your contract, bank statements, identification, and whatever your structure requires. The document checklist sets out what to gather by income type.
Packaging and submission. The part that earns its keep: presenting contract income in the form the underwriter expects rather than leaving them to interpret it.
Management through to offer. One named adviser, not a queue. That continuity is worth considerably more than being able to walk into a branch.

What unites them is not a postcode. It is being paid in a way that a high-street algorithm reads badly.
A note on property location
Your own location does not change how your income is assessed. The property's location can occasionally matter — valuations vary by area, and a small number of lenders have limited appetite for particular regions or property types, such as certain flats or non-standard construction.
That is a lender-selection issue rather than an obstacle, and it is established early rather than discovered late. If you are buying somewhere unusual, mention it on the first call.

How does a remote mortgage application actually work?+
A call to understand your position and contract, a secure document upload, then we package and submit the case and manage it with the lender through to offer. You will have a named adviser throughout rather than a call centre, which matters more than proximity.
